What's the first thing you do when house hunting? Here's what is should be!

The tulips are coming up in my backyard and that must mean one thing - Spring is HERE! If Spring is here that means another thing is around the corner - a mass of people ready to look for a new house!

What's the first thing you do when house hunting? Do you drive around town looking for For Sale signs? Do you grab the nearest "Homes For Sale" publication? Do you call the bank for a mortgage pre-approval?

If it wasn't the third option you're starting on the wrong foot! Did you know that most if not all Realtors won't even SHOW you a home unless you can provide them with a Pre-approval Letter? You may say - Hey I make X amount of money and I KNOW I can afford whatever house I feel like looking at!!!!

As much as everyone would like to take your word for it - They Won't! Calling the bank and getting a pre-approval letter is the BEST thing you can do to speed your housing search along. By knowing how much you can afford AHEAD of time it allows Realtors to better tailor houses to your needs. It also keeps you from finding the "perfect" house only to be told that you actually can't afford it.

Not to mention, by calling for a pre-approval it also will let you know what programs you are eligible for and how much of a down payment you will need. 

Many things can be found by running a simple credit report. Such as: collections, tax or other liens and high credit card balances. All of which can cause low credit scores.
